Seamless gutters in Jackson Township, Ohio

For large two-story homes where clean gutters still spill in a storm. 5-inch and 6-inch seamless aluminum, sized to the roof, with one firm written price after a 20-minute check.

Guttrz installs 5-inch and 6-inch seamless aluminum gutters and downspouts in Jackson Township, Ohio, formed on site, with tear-off and haul-away of the old gutters included. On the township's large two-story homes the usual problem is capacity: a 5-inch gutter with 2x3 downspouts on a big, steep roof. Adding a downspout fixes a long run that fills and spills. A valley that overshoots, or a whole roof that spills in every storm, calls for 6-inch gutters with 3x4 downspouts. Guttrz publishes no per-foot gutter price. Your firm written price follows a 20-minute on-site check and is good for one year.

Seamless gutters in Jackson Township, Ohio are usually a capacity question, not an age question. The township has added thousands of homes since 1990, many of them large two-story houses, and many still carry the 5-inch gutters and 2x3-inch downspouts they were built with. The aluminum is often fine. The roof is simply bigger and steeper than that setup can drain in a hard storm. Guttrz installs 5-inch and 6-inch seamless aluminum gutters and downspouts here, formed on site, with the old gutters torn off and hauled away. This page shows how to tell an undersized gutter from a clogged one. Service details are on our main seamless gutters page.

Why do newer two-story homes in Jackson Township overflow with clean gutters?

Because the gutter was sized for an average roof and the roof is not average. A 5-inch gutter with 2x3 downspouts is the common builder setup. On a large, steep roof with several gables, too much water reaches a few short stretches of gutter at once.

Jackson Township has a lot of these roofs. The 2000 Census counted about 3,400 homes built here in the 1990s alone, and another 912 single-family houses were approved from 2000 to 2003. The township's 2006 comprehensive plan places the newest subdivisions in its northwest section. The gated neighborhood around Glenmoor Country Club is the same era. Its Jack Nicklaus course opened in 1992 on the old Brunnerdale Seminary grounds.

A gutter from that period is 20 to 35 years old, and well-hung aluminum can last that long. So the first question is rarely whether the metal is worn out. It is whether the system was ever big enough.

How much water does a summer storm put in a Jackson Township gutter?

More than most people guess. NOAA's rainfall tables for this area put the hardest five minutes of a 10-year storm at a rate of about 6.3 inches per hour. One inch of rain on one square foot of roof is 0.623 gallons. At that rate, 1,000 square feet of roof sends about 65 gallons a minute to the gutter.

The math: 1,000 x 0.623 x 6.3 = about 3,925 gallons per hour. A big two-story roof can have 1,000 square feet draining toward a single downspout. A common rule of thumb is that one 2x3 downspout serves about 600 square feet of roof and one 3x4 serves about 1,200. A steep pitch makes it worse, because water reaches the edge faster.

Is adding a downspout enough, or do you need 6-inch gutters?

Adding a downspout is enough when the gutter fills up along a long run and spills over the front after a minute or two. Upsizing to 6-inch gutters with 3x4 downspouts is the real fix when water shoots past the trough, or when one run takes more roof than a 5-inch gutter can hold.

Rule out the cheap causes first. A gutter cleaning in Jackson Township runs $150 to $300. A run that holds water can often be resloped, as covered on our gutter repair page. If the gutters are clean, pitched right, and still spill, size is the problem. The full comparison is in 5-inch vs 6-inch gutters.

Why do roof valleys overshoot the gutter in a storm?

A valley collects water from two roof planes and delivers it to one inside corner as a fast, narrow stream. On a steep roof that stream has enough speed to clear the front lip of a 5-inch gutter.

A 6-inch gutter helps in two ways. The trough is wider front to back, so the stream has a bigger target. It also holds roughly 40 percent more water, so the corner does not fill while it waits on the downspout. A 3x4 outlet close to the valley drains that corner before it backs up.

Look for a trench washed into the mulch or splashed dirt on the siding directly below an inside corner.

Why should a long gutter run be formed in one piece?

Every joint in a long run is a future leak, and big homes have long runs. The back of a large two-story can be 50 or 60 feet of straight eave. In sectional gutter that is a sealed seam every 10 feet. A seamless run is rolled out at the curb to the full length, so the only joints are at corners and outlets.

Long runs also need a plan for pitch. Standard pitch is about a quarter inch for every 10 feet. A 60-foot run pitched one way has to drop about an inch and a half, which shows against a level fascia. Pitching it from the middle toward a downspout at each end cuts the drop to about three quarters of an inch per side and doubles the outlets.

How does two-story height change a gutter replacement?

It adds downspout footage, ladder time, and a few decisions a ranch never needs.

  • Downspouts are twice as long. Each one runs about 20 feet, not 10, and downspouts are usually their own line on a gutter quote.
  • Upper gutters often drain onto a lower roof. If the upper run is upsized, the porch or garage gutter below catches a bigger stream. Size the two together.
  • Buried drain connections. Many newer Jackson homes pipe downspouts underground. A 3x4 downspout needs a matching adapter where it meets that pipe.
  • Lot grade. About a tenth of the township has slopes of 12 percent or more. On a walkout lot, the back gutter can sit three stories above the ground.

That is why the owner sets a ladder, measures each run, and looks at the roof area feeding it before a price is written.

What do seamless gutters cost on a large Jackson Township home?

Guttrz does not publish a per-foot gutter price. Your firm price comes in writing after a 20-minute on-site check and is good for one year. For context, seamless aluminum gutters in Northeast Ohio are commonly quoted at about $8 to $14 per foot for 5-inch and $10 to $18 per foot for 6-inch.

On a two-story home with 220 feet of gutter, those market ranges work out to $1,760 to $3,080 in 5-inch and $2,200 to $3,960 in 6-inch, before downspouts. Those are typical market numbers, not Guttrz prices. The line items are explained in our guide to seamless gutter cost in Ohio.

If only one corner misbehaves, you may not need new gutters at all. Our guide to whether to repair or replace gutters walks through the signs. If leaves are the real trouble, the Jackson Township gutter guard page has the math for guards on larger homes.

Questions

Do all newer homes in Jackson Township need 6-inch gutters?

No. Plenty of two-story homes drain fine on 5-inch gutters, especially simple roofs with short runs and enough downspouts. The 6-inch size earns its cost on large or steep roofs, long runs, and corners under a valley. If your gutters are clean and do not spill in a hard summer storm, they are big enough.

Can I put 6-inch gutters on only the back of my house?

Yes. Sizes can be mixed, with 6-inch gutters and 3x4 downspouts on the runs that overflow and the existing 5-inch left where it works. A single run can be replaced with a new seamless piece while the rest of the house keeps its gutters. The on-site check shows which runs are which.

My gutters are only 20 years old. Is replacing them a waste?

It can be, if the metal is sound and the only issue is one corner or one long run. Aluminum does not rust, and a well-hung aluminum gutter commonly lasts 20 years or more. Adding a downspout or fixing the pitch may solve it. Replacement makes sense when the gutters are too small for the roof, and then only on the runs that are.

Will a 3x4 downspout connect to my buried drain line?

Usually, with an adapter sized for the larger downspout where it meets the pipe at the ground. The bigger question is whether the buried line itself is open. Guttrz does not clear underground drain lines. Run a hose into the pipe before any gutter work, and if water backs up, have a drain company clear it first.

How long does a gutter replacement take on a large two-story home?

Most homes are done in a day, including tear-off and haul-away of the old gutters. A large two-story with a lot of corners can take longer. If the fascia turns out to be rotted once the old gutter is off, that repair is quoted before work continues, and it can add time.

Can gutter guards go on new 6-inch gutters the same day?

Yes. The Leaf Solution guard fits 5-inch and 6-inch gutters and can be installed on the same visit at the normal rate, which is $19 per foot on a two-story home with a $1,200 minimum. For 200 feet that is 200 x $19 = $3,800, added to your written gutter price. Guards are optional and can be added later at the same rate.

Do you install gutters in Glenmoor, Lake Cable and the rest of the township?
