In the 2012 to 2016 Census survey, about 37 percent of the city's roughly 10,800 homes had been built since 1990 and about 70 percent since 1970, with a median build year of 1981. The growth came in waves. The township added about 3,700 people in the 1990s alone, from about 19,100 residents in 1990 to about 22,800 in 2000, and kept building through the 2000s to reach about 27,500 in 2020. The streets off Raber Road around Prestwick Country Club, a course that opened in 1973, filled in with two-story homes, and builders are still putting up new ones in places like Spring Hill off Massillon Road. What fails first on 1990s and 2000s subdivision gutters?
The gutter itself is usually the last thing to fail. On a subdivision house from the 1990s or 2000s, the first failures are sagging spans between hangers, leaks at the factory corners, and 2x3 downspouts that cannot keep up with a two-story roof. Each shows up in a different place on the house.
Sagging spans between hangers set too far apart
Production builders bought gutters by the foot, and fewer hangers meant a faster job. After 25 winters of ice sitting in the trough, the metal between hangers bows down. Sight along the gutter from the corner of the house. A run that dips in the middle holds a puddle after every rain, and that puddle freezes first in November. Hangers that pulled their screws out of the fascia look the same from the ground: a gap opens behind the gutter and the front lip tips forward.
Leaks at the factory corners
A seamless run has no joints along its length, but it still has corners, and most 1990s installs used pre-formed box miters sealed with a bead of caulk inside. Sealant is the shortest-lived part of a gutter. It hardens, shrinks and lets go, usually at the inside corner where two roof planes meet and the most water lands. The sign is a dark drip stain on the siding or a clean stripe in the mulch under the corner. Resealing is a gutter repair, not a replacement, until the same corner has been resealed twice and still drips. Then the miter itself has cracked.
2x3 downspouts on a roof that outgrew them
Nearly every 5-inch builder gutter came with 2x3-inch downspouts, often one per run no matter how long the run was. A colonial in Green might drain a 45-foot front gutter through a single 2x3. In a July thunderstorm that outlet is the bottleneck, and the gutter sheets over the front edge even though it is clean and level. The fix may be a second downspout or a 3x4 outlet rather than a new gutter.
Is a sagging gutter run a rehang or a replacement?
A sagging run is a rehang when the aluminum is straight, uncreased and free of pinholes, and the fascia behind it is solid. It is a replacement when the metal has a permanent bow or crease, when the sag comes back after a proper rehang, or when the run has so many patched holes that new hangers would just hold up a leaking gutter. Do Green's two-story colonials need 6-inch gutters?
Not all of them. Most Green colonials with a plain gable roof do fine with new 5-inch gutters and a 3x4 downspout at the long runs. A 6-inch gutter earns its place where the roof dumps a lot of water into one spot: a steep gable feeding a 40-foot run, a valley that fires water over the gutter in a storm, or a garage roof draining onto the main roof.
It is really a capacity question. A 6-inch gutter carries roughly 40 percent more water than a 5-inch, and a 3x4 downspout moves about twice the water of a 2x3. On many colonials the better answer is 5-inch gutters with the outlets fixed: a 3x4 where there was a 2x3, and a second downspout on any run longer than about 30 to 40 feet. Where the planes are large and steep and the house spills in every storm with clean gutters, 6-inch with 3x4 downspouts is right for that side. Sizes can be mixed. Should the gutters come off before or after a new roof?
Roof first, then gutters. A Green home built in the mid 1990s is reaching its first roof replacement about now, and roofers work along the same drip edge the gutter hangs under. Doing the roof first lets the new drip edge lap into the new gutter and keeps the roofer's ladders off fresh aluminum. The exception is rotted fascia, which is easier to repair with the gutters off and before the drip edge goes on, so tell both contractors what the other is doing. My Green house was built in 1998. Can the gutters really be worn out already?
The aluminum is probably fine. What wears out on a 28-year-old builder install is everything around it: the sealant in the corners, the hangers holding it to the fascia, and the slope that was set the day it went up. If the runs are straight and the fascia is solid, a rehang and reseal is the honest answer. If the runs have creased, pulled off the house or sagged back after being rehung, replacement makes more sense than a third repair.
Why does my gutter corner only drip in winter?
Cold stiffens old sealant and the aluminum shrinks slightly, so a corner that holds in summer opens a hairline gap when the temperature drops. Meltwater from snow on the roof then finds that gap and freezes into an icicle under the corner. Resealing the miter usually fixes it. If the corner has been resealed before and still leaks, the miter itself may be cracked, and that corner section is replaced.
The builder put one 2x3 downspout on a 45-foot run. Can you add a second one without replacing the gutter?
Yes, if the gutter is otherwise sound. A new outlet can be cut into the existing run and a second downspout added, or the single 2x3 can be swapped for a 3x4 that moves about twice the water. The on-site check confirms the run is straight and the slope can be set toward both outlets. If the run is sagging or creased, the better time to fix the downspouts is when the new seamless run goes up.

My gutters are aluminum and not rusted. Why would anyone replace them?
Aluminum does not rust, so the trigger for replacing it is shape and fasteners, not corrosion. A run that has creased, stretched into a permanent bow, been patched at old downspout holes, or sagged back after a proper rehang will not hold a slope no matter how many hangers go in. Replacement also makes sense when a 5-inch gutter is too small for the roof above it, which is common on larger two-story homes.
Will new gutters stop the water pooling at my foundation?
Only if the gutters are the cause. New seamless runs with the right downspouts stop overflow at the eaves, and that often fixes a wet strip along the foundation. Water that pools because the downspout dumps next to the house, the grade slopes toward the wall, or a buried drain line is crushed needs its own fix. How long does a gutter replacement take on a two-story home in Green?
