Why do Aurora's 1990s and 2000s homes leak at the corners first?

Because they have so many corners. Census estimates count 6,692 housing units in Aurora, and 2,822 of them, more than four in ten, went up between 1990 and 2009. That was the era of the multi-gable colonial: a gable over the entry, a second over the garage, a hip or gable on a rear bump-out, and dormers above. Every change in roof direction adds an inside or outside corner to the gutter line, and a house like that can carry a dozen or more.

A corner is where two gutter pieces meet, where water from two roof planes arrives at once, and where debris settles first. On a sectional system it is also where a field-cut joint sits. Sealant at that joint moves with every freeze and thaw from November to March, and after 20 or 30 winters it opens. The drip stain on the siding under a corner, or the icicle that forms in the same spot every January, is usually a failed miter, not a failed gutter. The newest houses are a different case. Renaissance Park at Geauga Lake, a Pulte community of 308 townhomes and single-family homes on 246 acres that opened for sale in 2021, still has builder-installed gutters with years left in them.

What is a factory miter, and why does it matter on seamless gutters in Aurora, Ohio?

A factory miter is a corner piece formed at the plant, with the K-style profile already bent to a 90-degree inside or outside turn. The two straight runs butt into it and are sealed from the inside. The alternative is a strip miter: the two runs are cut at 45 degrees on site, pushed together, and a thin strip of aluminum is wrapped over the cut and sealed. Both can be done well. The difference is that a strip miter depends on two hand cuts meeting cleanly and on sealant across an exposed edge, while a factory miter puts the water on a formed surface and tucks the seams inside.

On a seamless system the runs themselves have no joints, so the corners are the only seams left besides end caps and outlets. That is where the formed piece earns its place. A 1994 colonial in the Woods of Aurora with ten corners has ten sealed joints on a seamless system. The same house in 10-foot sectional pieces from a home store could have thirty or more. Ask any installer which type of miter is on the quote, the same way you would ask which gauge of aluminum.

How long can one seamless gutter run be on a Barrington or lake lot?

As long as the wall. The gutter machine on the truck forms the run in one continuous piece from a coil, so a 60-foot rear wall gets a 60-foot gutter with no joint in the middle. The limits are handling and slope, not the machine. The Barrington Golf Club course opened in 1994, and the custom homes around it commonly sit on lots of half an acre to nearly an acre with long rear walls facing the fairway. The lakefront homes in the Lakes of Aurora, built in the early 1990s, and the Pulte homes on half-acre sites in Hawthorn of Aurora have the same long back walls, facing water instead of grass.

A long run has to be planned around pitch. Proper slope is about a quarter inch for every 10 feet, so a single 60-foot run falling one way drops an inch and a half from end to end, which shows against straight fascia. The better layout on a long wall is a high point near the middle with the run sloping to a downspout at each end. That keeps the drop to three quarters of an inch on each side and gives the wall two outlets, which fits the common guideline of one downspout for roughly every 30 to 40 feet of gutter. On a seamless run the high point is set by the hangers, not by a joint, so it stays where it was put.

Do big Aurora roof planes need 6-inch gutters and 3x4 downspouts?

Usually on the planes that take the valleys, and sometimes on the whole house. A 6-inch K-style gutter carries roughly 40 percent more water than a 5-inch, and a 3x4 downspout moves about twice what a 2x3 does. Aurora also gets more rain than Stark County. NOAA's 1991 to 2020 normals put Akron at 41.6 inches a year and Chardon, northeast in Geauga County, at 50.7. Aurora sits between them, closer to the snowbelt, with local climate summaries near 43 inches. Summer thunderstorms deliver a lot of that in short bursts, and that is when an undersized gutter under a valley sheets over the front edge.

Can new gutters match the trim on a custom Aurora home?

In three colors: white, black or mill finish. We say that up front because custom homes in Aurora often have trim in clay, tan, bronze or a painted accent color, and a quote that promises a perfect match is promising more than a gutter color chart can deliver. White matches the white aluminum fascia wrap and soffit on most 1990s colonials and disappears against white trim. Black suits dark window frames and dark trim on newer designs. Mill finish is bare aluminum with no paint, the choice when the gutter will be painted to match the house. If your trim is anything other than those three, the honest options are to pick the one that blends or to plan on painting mill-finish gutters, and you hear that at the on-site check, not after the install.

Where should downspouts discharge on an Aurora lake or pond lot?

Away from the foundation first, and not into a flat spot that already holds water. Aurora has 1.15 square miles of water inside a city of about 24 square miles. Geauga Lake sits on the north boundary, and the city bought the lake, 48 acres of the former SeaWorld grounds and 7 more lakefront acres for $5.3 million to turn into a park. The old Aurora Golf and Country Club, a 1920s Bert Way course that closed in 2012, is now the Paddock River Preserve, bought with Ohio EPA water-quality funding. Much of the ground between these places is glacial till with a clay-rich subsoil that drains slowly, which is why so many Aurora yards stay soft for days after a storm.

On a lake or pond lot the yard usually slopes toward the water, and that helps. A downspout that lets out onto a splash block or a short above-ground extension on the water side sends roof runoff downhill and away from the house. The problem side is the street side, or the low side where the lot flattens out before the water. There a downspout that drops at the foundation keeps the soil against the basement wall saturated. What do seamless gutters cost on a large Aurora home, and how do you get a price?

My Aurora house has one inside corner that drips every time it rains. Is that a repair or a replacement?

One corner is a repair. The miter is cleaned, resealed from the inside or replaced with a new formed miter, and the runs on either side stay. It becomes a replacement when several corners leak, the runs between them are sectional with joints every 10 feet, or the gutter sags again after it has been rehung. On a 1990s Aurora colonial with a dozen corners, count how many show stains or icicles before deciding.

Can one seamless gutter run really be 60 feet long with no joint?

Yes. The gutter is formed on site from a continuous coil, so the run is cut to the length of the wall. A long run is laid out with a high point near the middle and a downspout at each end, so the slope stays about a quarter inch per 10 feet in each direction and the drop does not show against the fascia. The only seams are at the corners, end caps and outlets.

Do I need 6-inch gutters on the whole house or just the back?

Usually just the sections that take the most water. The long two-story rear wall and any run under a roof valley are the common 6-inch candidates, with 3x4 downspouts. A single-story garage wing or front porch with a small roof is often fine in 5-inch with 2x3 downspouts. Mixing sizes on one house is normal, and the on-site check measures each roof plane before the sizes go on the written price.

How many downspouts should a 250-foot Aurora house have?

Plan on seven or eight. The common guideline is one downspout for roughly every 30 to 40 feet of gutter, and a house with many corners needs an outlet on most sections anyway because water cannot run around a corner well. The downspouts under valleys and on the big rear wall should be 3x4, which moves about twice the water of a 2x3. Do newer Aurora homes in Hawthorn of Aurora or Renaissance Park need new gutters?

Usually not. Homes built in the last few years have builder-installed aluminum gutters with many years left in them. If a seam or corner leaks on a newer house, that is a repair, not a replacement. The exception is sizing: if a large rear roof plane overflows in a thunderstorm with clean gutters, the fix may be a 6-inch section and a 3x4 downspout on that wall, which can be priced on its own.
